We have been in business for 38 years and offer you a service you can trust. We manage your property as if it were our own. We believe that there are many different management styles but only one way to manage correctly. We pride ourselves in keeping your property clean, taking care of all maintenance, having high occupancy through management satisfaction, quick turn around on vacancies and cash flow no matter how big or small your property is. We stay up to date with the latest real estate laws, resident issues, rental forms and disclosures. We never stop learning how to do things faster, smarter, cheaper and just plain better. We charge a percentage of the gross rent collected on your property depending on size, rent and condition. We do not charge a commission on renting apartments, renovation work, handling evictions and/or attorney situations, renewal of insurance polices and we do not mark up any maintenance performed on your property. Our only cost to you is a percentage of the rent collected and your trust in us to take care of the rest. By becoming one of our clients you will receive the following:

Computerized statements that are easy to read and understand.

Thorough resident screening by pulling credit reports from our office, verifying income and rental history first hand, not by an independent company.

We use all independent licensed contractors and do not markup on their prices. We pass all discounts on to you. Also, our vendors have been with us for years and are trustworthy, knowledgeable and keep their prices low.

We provide and pay for a fidelity bond on all managers and office personal.

Quick turn around on your vacancies. We strive for 3 to 5 business days to get your unit ready to be moved into.

We can handle all phases of maintenance and have seen it all. No job is too big or small for us to handle.

Evictions are few due to proper screening, but if needed we use an attorney that either sets up a payment plan that works for both you and the resident to keep occupancy or files with the court for possession of the unit as quick as possible. The money owed to you is always kept in mind when dealing with a resident who is past due in rent and being evicted.

We act quickly to remove problem residents but also take the time to listen to the needs of our good residents and try to take care of any concern or need they may have.

All maintenance is taken care of in a timely manner to ensure resident satisfaction.

We do routine inspections of your property and take care of any and all issues from unsightly storage by a front door, dry rot, a new paint job to a stored vehicle in the back parking lot.

Residents
We offer our residents a clean, safe and enjoyable place to live and want them to feel part of the Nielsen family. We take care of all maintenance issues within a few days and emergencies within hours. We ensure that all residents adhere to the community polices and that our property managers listen to the needs of the residents and try to remedy any and all problems with a solution that will benefit everyone. We refund resident deposits within 21 days and make it clear before they move out how their deposit will be refunded and what they need to do to get their deposit back; we even offer a 10% rent back if they get their unit re-rented before they move out. Our on-site managers, staff and vendors are trained to be accommodating and to meet resident needs at all times.

We offer our staff full time rewarding work by providing our clients and residents 100% customer satisfaction at all times. Vendors
We are one of the only companies that pay our independent vendors like they are staff. They are paid on all invoices turned in by the 1st and 15th of every month. With dedication to their work, low prices and great repertoire with the residents, they are praised daily for their good works.
