Congratulations and welcome to the Nielsen family! You have been approved for the unit you applied for! To complete the move-in process, follow the required steps detailed below:


  • Pay Move-in Charges (Cashier's Check/Money Order ONLY)
  • Bring the security deposit within 24 hours to secure the unit.
  • Bring the first month's rent payment on the set move-in date.
  • Start Utilities (Specific to Unit)
  • The Leasing Agent will specify which services are required.
  • SMUD and/or PG&E must be in service effective by move-in.
  • Get Renter's Insurance
  • Tenant's can choose whichever insurance provider they prefer, but must be effective by the move-in date.

  • SMUD service is for electric utilities.
  • Units with individual SMUD meters must be transferred to the new tenant's name.

  • PG&E is for gas and electric service.
  • Units with individual PG&E meters must be transferred to the new tenant's name.

  • AT&T and Xfinity are the main providers within the area.
  • Satellites dishes are not permitted to be installed on any of our buildings.

Renter's Insurance


Renter's insurance is required for all tenants occupying the unit. Being insured allows tenants to feel safe and secure knowing that unforeseen accidents will be covered for a low monthly cost.


Resident's with renter's insurance can upload their policy details in the Profile settings on their Online Tenant Portal. Renter's insurance can also be purchased through the resident portal, as well.


Pro Tip: Check to see if your auto insurance can be bundled with renter's insurance for a multi-policy discount.

PARKING OVERVIEW


TIME LIMITS
  • Review street signs indicating the duration of the spot.
  • Vehicles must be moved after the allotted time, unless with a parking permit.
STREET CLEANING
  • The city services the street sections from 8am-12pm.
  • Look at the signs to determine which areas are designated "No Parking" zones.
METERS
  • Certain parking spots require payments per hour.
  • Payments can be made directly to the meter or through the ParkMobile app.
