MAINTENANCE
Submit Maintenance Requests Online
All non-emergency maintenance* requests should be submitted through the Online Tenant Portal. Once maintenance requests are submitted, a work order will be created and assigned to a vendor.
Someone 18 years or older must be present for the duration of the maintenance appointment.
Not being present for scheduled maintenance will be considered a No-Call, No-Show and will result in a tenant charge.

MAINTENANCE EMERGENCIES

NO ELECTRICITY
- No electricity is considered an emergency, unless due to a local power outage.
- Individual outlets that are out are not considered an emergency.
BROKEN LOCKS
- Broken or non-operating unit entry doors, locks, and windows posing a safety hazard.
- Interior door locks are not considered emergencies.
NO HEAT
- No heat when the outside temperature is 50 degrees or below is considered an emergency after 3 days, unless due to a local power outage.
PLUMBING ISSUE
- Toilets and drains that are actively backing up and/or overflowing.
- Broken flushers are not considered an emergency.
- Clogged plumbing due to tenant negligence will result in a tenant charge.
FLOODING
- Indoor flooding and/or significant leaks caused by a plumbing breach, weather, etc. are considered emergencies.
- Floods/leaks that can be turned off and/or contained are not considered emergencies.
REFRIGERATION
- Inoperable refrigerators are considered true emergencies and management will likely need to order a replacement.
- Transfer perishables to an ice chest, as we are not liable for spoiled/lost food.
SMOKE/FIRE
- If you see smoke, fire, or a crime being committed (burglary/robbery), contact 911 immediately.
- Contact us only after connecting with the authorities.

Report Maintenance Emergencies
If you are experiencing an emergency, please call the Emergency Maintenance line at (916) 530-0722 and leave your name, number, address, and a detailed description of your emergency.
If a voicemail is not received, the call will be flagged as a non-emergency. Calls regarding routine and/or non-emergency maintenance will not receive a callback and should refer to the Online Tenant Portal.
If your carbon monoxide detector is sounding an alarm to warn of dangerous CO levels, please call PG&E (800) 743-5000. An intermittent chirp (every 30 seconds) is likely a battery you need to replace.

RECYCLE
The following can be placed in the recycling bin:
- Paper products
- Plastics labeled as recyclable
- Aluminum and metal
- Glass bottles and jars
ORGANICS
The following can be placed in the organics waste bin:
- Food scraps (frozen, fresh, or spoiled)
- Food-soiled papers
- Yard trimmings & green waste organics
